In the News
Treasury Secretary Paulson announces that banks will be on their own in disposing of REO's and short sales. The Government will not use TARP money to buy bad mortgage loans made by banks. It is estimated at over 1.6 million foreclosures will occur this year and 1.9 million is projected for 2009. This is great news for small private investors wanting to take advantage of flipping short sale and REO's

Another great friday
We are currently working on a short sale for a home in the Seattle Hill/Silver Lake area of Everett and today we made a major victory with Indie Mac Bank. They have been super slow and unresponsive during this whole process and today we were told file accepted, negotiator assigned and we will hear back their response after the BPO. ...oh happy dance and I made this photoshop of some book I never heard of.

I also, had the opportunity to teach a class today to other real estate agents about pricing strategies, techniques, leading the market, statistics and how to best serve our clients. I love teaching these classes because I feel I learn as much as the students and they keep me fresh. In this current market you have to become your local economist or the market will leave you behind.

I know all the appraisers working in our local real estate market are definitely working hard at their job. Things are in such a transition right now that they are having a difficult time with the finding of comparable properties. Even when they can find comparable properties they may still need to make many adjustments to them to reflect the current market conditions today. I received a call today from an appraiser to ask some questions about a parcel of vacant land on Thumper Lane that we had sold earlier this year on Camano Island. She was having a difficult time due to the lack of vacant land sales and the fact that Island County had not updated some of their records. I answered all her questions to help her out. It is crazy to think that only 8 parcels of vacant land acreage (everything 1 acre or more) have sold since the beginning of 2008 and we were one of those parcels.
Had to fight the huge down pour of rain.
Had an awesome lunch with a client and talk about their possible home purchase of an REO in Arlington.
Heidi our Buyers Agent and I talked with a buyer about our awesome deal for a parcel of vacant land on Ash Way in Lynnwood.
I showed a Buyer a REO home in Lynnwood.
And tonight I read some more of my “SHIFT” book before getting on the internet.

The First Post
This is the beginning post numero uno.
So at first I did not like or want to do anything that relates to the social networking (Linked In, Facebook, My Space, etc.) or blogging. I had said that stuff is no fun and who wants to hear any of my crazy ideas. Well, I am sitting here this evening at my home in Marysville, WA and I am now a convert. Holy cow this stuff is fun, you get addicted, get back in touch with tons of people and meet new ones. Ok. I am hooked. My goals here are basically to share my thoughts and ideas about Snohomish County Real Estate or anything else that pops into my mind. I work for Keller Williams Realty in Marysville, WA and think KW is the best real estate company ever. We serve all of Snohomish County so if you have questions ask, comments make them, topics those work too. Hope to hear from you soon.
